Procore alternatives: construction software options for builders and contractors
Short answer: Procore does not publish prices and sells custom yearly contracts with unlimited users. If you want a posted price, JobTread starts at $199 a month and Fieldwire has a free plan, with paid plans from $39 per user a month billed yearly. Buildertrend and Autodesk Construction Cloud also need a quote. Prices are from each vendor's own pricing page as of October 2026.
You're a builder or contractor trying to get a straight answer on what Procore actually costs, since Procore itself will not tell you without a sales call.
I'm Ranjit, and I run Blur Studio: 15+ years building software, 120 apps taken live, and clients who have gone on to raise $10M+. I build AI systems and processes that help businesses do a lot more with a lot less time. I also work differently from most of what else is out there, more on that further down this page. Say hello.
How does Procore price its software?
Procore does not show prices on its pricing page. You fill in a form to get a custom quote. Here is what the page does say:
- Yearly contracts: Procore sells annual contracts with fixed pricing for the term.
- Unlimited users: Procore says it will never charge you for adding more users.
- Extra volume: If you need more volume during the contract, Procore sets that price up front in the contract.
- Field Productivity: This product is the exception to unlimited users. Procore prices it by the number of full-time staff.
- Included: Unlimited data, unlimited storage and 24/7 support.
Unlimited users is a real plus. You can bring in your project managers, subs and office staff without paying per seat. The trade-off is that you cannot see the cost until you talk to sales.
Procore prices by Annual Construction Volume (the total value of the projects you run through it each year), not by the number of users, and every plan includes unlimited users and storage. It does not publish a price list anywhere, you only get a number after a sales call. Third-party estimates based on real customer contracts put the range anywhere from roughly $4,500 a year for a small builder up past $200,000 a year for a large contractor, which is too wide a range to treat as a real quote. Get Procore's actual number for your construction volume before you compare it against a named competitor's posted price.
Why do builders look for a Procore alternative?
The reasons usually come from how the product is sold:
- No posted price: A small builder may want to know the cost before booking a demo.
- A yearly contract: Some firms want to pay month to month while they test a tool.
- More than they need: A remodeler running five jobs at a time may only need scheduling, budgets, a client portal and invoices.
None of these mean Procore is a bad choice. It suits firms that need its depth. The options below suit firms that want something smaller, cheaper to start or easier to price.

Buildertrend vs JobTread: which is better for a small builder?
Both tools cover estimates, scheduling, a client portal and invoices. The big difference is how you buy them.
JobTread shows its full price list. A firm with three office users pays $199 plus two users at $20, so $239 a month on monthly billing. Buildertrend asks you to request a quote, but every plan includes unlimited users.
Choose JobTread if you want to know your cost today and start month to month. Choose Buildertrend if you have many office staff and want one price for all of them. Ask Buildertrend for a written quote so you can compare the yearly totals side by side.
How do you pick the right construction software?
- List your jobs and users: Count active jobs, office users, field users and subs who need access.
- Price the whole year: For quote-only tools, ask for the yearly cost, the setup cost and the contract length in writing.
- Test with a real job: Run one live job through a trial or demo account from estimate to final invoice.
- Check your accounts tool: Make sure it links with your accounting software, such as QuickBooks or Xero.
- Ask about leaving: Find out how you can export your data if you switch later.

When does building your own make sense?
Most builders should buy a tool. A custom build makes sense in a few cases:
- Your process is unusual: For example, a modular builder that tracks each unit through a factory and then onto site.
- Your tools do not connect: You re-type the same job data into your estimating tool, your scheduler and your accounts.
- Seat costs climb: Fieldwire Business Plus for 20 people costs $1,780 a month billed yearly. That is $21,360 a year.
- You need control of your data: Your clients or your bank want your records kept in a system you own.
- You need a custom client experience: For example, a client portal that shows buyers their selections, payments and photos in your own brand.
How would Blur Studio approach a construction tool?
I start with your current jobs and the steps your team repeats every day. Then I look at what your existing software already does well. Often the right move is to keep it and add AI on top, such as a quote generator that drafts estimates from your past jobs.
When a full build makes sense, I build only the parts you use. Your firm owns the code and every account I set up. I'm a one-person studio based in Dubai, UAE, and I work with builders across the US remotely.
Need something completely custom?
Everything above is a path to get it running quick and cheap. But sometimes the honest answer is that none of those quite fit, and what you actually need is something custom that you own, built uniquely for your business from the ground up, with AI thoughtfully designed into the parts of it that your processes actually benefit from. An asset that grows in value, not a generic, one-size-fits-all boilerplate that's an expense with a lock-in. This is a complete bespoke build, and it's something I do very well. Consider it when your workflow is unusual, your tools do not share data, or per-user fees grow large. Most small builders should start with a ready-made tool.
Roughly what does this cost?
As a broad reference, fixes and finishes start at around $1,500, and new builds start higher, always a fixed price agreed in writing before I start, never an hourly rate. My AI app cost guide explains what actually drives a quote up or down.
Is my project too small for this?
No. Most of the owners I work with have no tech team at all, that is the whole point. If the smarter move is a cheap software subscription instead of custom software, I will tell you that on the first call, even though it means I do not get paid.
