Bitrix24 pricing explained for brokerages: plans and the extra costs

By Ranjit Bhinge, founder of Blur Studio · Updated · 7 min read

Short answer: Bitrix24, a business platform that bundles a customer and lead database with tasks, chat and calls, charges a flat monthly price per plan for a set number of users, not per agent. On its US pricing page on 2 November 2026: Basic is $49 a month on annual billing (5 users), Standard $99 (50 users), Professional $199 (100 users), and Enterprise from $399 (250 users). Monthly billing costs more, for example $69 for Basic. Most brokerages land on Standard or Professional. The real costs sit outside the plan price: portal lead connectors, setup help, and the staff time to keep it clean.

You are trying to work out which Bitrix24 plan your brokerage needs, and what the bill looks like once you have 20 or 40 agents on it.

I'm Ranjit, and I run Blur Studio: 15+ years building software, 120 apps taken live, and clients who have gone on to raise $10M+. I build AI systems and processes that help businesses do a lot more with a lot less time. I also work differently from most of what else is out there, more on that further down this page. Say hello.

How does Bitrix24 charge?

Bitrix24 is a business platform that bundles a CRM (a database of leads, contacts and deals), tasks, chat and calls. Its pricing is built differently from most CRMs. Instead of a fee for each user, each plan has a fixed monthly price for the whole account and a ceiling on users. Bitrix24's page shows an approximate per-user figure of about $2.88 a month for Standard, but that is only an illustration (the $144 monthly-billing price divided by 50 users), not something you are billed.

The figures below are from the US-region page, in US dollars, on 2 November 2026. Bitrix24 shows prices by region, so check the page for the country you buy in, including any dirham pricing and tax.

PlanAnnual billing, per monthMonthly billingUsers included
Free$0$01 to 2
Basic$49$695
Standard$99$14450
Professional$199$289100
Enterprisefrom $399from $579250 and up

There is also a second family called Vibe+, with the same CRM tiers plus an app builder, unlimited REST API access (the connection point for other software) and unlimited AI features. Basic Vibe+ is $59 a month on annual billing, Standard Vibe+ is $120. The page also showed a limited-time launch offer for 12-month subscriptions, valid from 1 September to 10 December 2026. Prices and offers change, so confirm on the page before you buy.

What does each plan include for a brokerage?

  • Free: Basic CRM with contacts, deals and one pipeline. Fine for a solo agent trying the system out.
  • Basic: Five pipelines, online payments, email, WhatsApp and telephony integration. Only five users, so it suits a very small team.
  • Standard: Adds unlimited leads, invoices and estimates, a web form designer, e-signature, WhatsApp marketing and 10 pipelines. Up to 50 users. For most small and mid-size brokerages this is the starting point.
  • Professional: Adds sales automation, call tracking, email marketing, ad automation, booking, and analytics and reporting tools, with 20 pipelines and up to 100 users.
  • Enterprise: Unlimited pipelines and administration features, for 250 users and above.

A brokerage with several teams, such as sales, leasing and off-plan, may want separate pipelines for each. That is why the pipeline count matters more than it looks.

What are the extra costs that appear as you grow?

  • The user ceiling: Bitrix24's page does not list a price for extra users beyond a plan's limit. To grow past the ceiling you move up a plan. Going from 5 users on Basic to 6 means paying for Standard.
  • Plan jumps for one feature: The analytics and reporting tools are listed from Professional. Moving from Standard to Professional adds $100 a month on annual billing, which is $1,200 a year, for features you may use one or two of.
  • Portal lead connectors: Leads from Property Finder, Bayut and Dubizzle (UAE property listing portals) do not come into Bitrix24 by themselves. One add-on app, PropBridge, which creates a Bitrix24 lead for each portal enquiry, lists AED 99 a month for 100 leads and AED 249 for 300 leads, up to AED 499 unlimited. Many brokerages see more than 300 enquiries a month, so budget for the higher tiers.
  • Setup and clean-up help: Bitrix24 is flexible, which means someone has to build your pipelines, fields and forms. I do not have a published price for partner setup, so get written quotes.
  • Staff time: The expensive part is an admin who keeps the system tidy. If nobody does, reports go bad.
  • Tax and currency: Confirm VAT treatment and dirham pricing with Bitrix24 or its partner.

What does it cost at three team sizes?

Using the annual-billing prices above, and leaving out setup and connectors:

  • 5 agents: Basic at $49 a month is $588 a year. If you want 10 pipelines, forms and e-signature, Standard is $1,188 a year.
  • 20 agents: Standard, $99 a month, $1,188 a year. Add PropBridge's 300-lead tier and you pay AED 249 a month on top.
  • 60 agents: Professional, $199 a month, $2,388 a year, because Standard stops at 50 users.

Compare that with a per-user tool. PropSpace, for instance, a CRM built for UAE brokers, publishes AED 220 per user per month with an AED 500 monthly minimum, so 20 agents would be 4,400 dirhams a month. That tool does more out of the box for UAE brokers, so the comparison is not like for like, but it shows why flat pricing is attractive. I compare the alternatives in Bitrix24 alternatives for real estate brokerages, and CRM cost at several team sizes is in CRM cost for 5, 20 or 50 agents.

When is a custom add-on cheaper than a plan upgrade?

This is the part most pricing pages will not tell you. If you move from Standard to Professional mainly for the reporting, you pay $1,200 more every year, forever. A custom dashboard that reads your Bitrix24 data and shows the owner leads by source, uncontacted leads and agent activity is a one-time build, and you keep it. The same logic applies to a simple agent app or a custom lead router. It does not always win. If you need the sales automation, call tracking and email marketing as well, Professional is likely better value than building all of it.

How can software or AI help you control the bill?

  • Checking the plan against real use: Export a list of your users and their last login date, paste it into Claude, an AI assistant, and ask it to list who has not logged in for 60 days. That tells you whether you are near a user ceiling because of real agents or because of leavers who were never removed. A human decides whom to remove.
  • Forecasting lead volume: Count last quarter's portal enquiries per month so you choose the right connector tier. A short script or a spreadsheet does it; AI is not needed.
  • A reporting layer instead of an upgrade: I build dashboards on top of Bitrix24 data through its API (the connection point for other software). The limit is that it only reports what agents have recorded.

What annual billing saves, and what you give up

From the same page, the gap between monthly and annual billing is: Basic $240 a year, Standard $540 a year, Professional $1,080 a year. That is a saving of about 30 percent on those three plans. The price of the saving is commitment, and I would not take it until your pipelines, forms and connectors are working and the agents are using the system. The Vibe+ launch discount on the page says renewals are billed at regular prices, so diarise the renewal date and check that price in advance.

Do you need Vibe+ or the standard plans?

The page says Vibe+ plans include unlimited AI inside Bitrix24, an app builder and REST API access, while the standard plans have limited AI and a limited number of Market apps (2 to 10 depending on the tier). On annual billing, Standard Vibe+ is $120 against $99, so about $252 more a year. My rule: stay on the standard plan unless you have a specific job that needs the extra, such as a developer who will connect other systems through the API, or a team that will really use the AI for voice notes and summaries. Ask Bitrix24 what the standard plan allows for API use before you decide, since the documentation does not name the plans.

Basic524 GB
Standard10100 GB

Storage matters more than it looks if agents attach passports, Emirates ID copies and signed contracts to deals. Also decide early where client identity documents live, and who can see them.

Costs the pricing page does not list

The page does not show prices for Market apps, telephony minutes, or AI usage, and it does not list overage fees for email marketing caps. One independent cost-comparison site estimates partner setup at 10 to 25 percent of licence cost and says some features may be restricted on regional servers; those are its estimates, with no stated method, and I could not verify them. Ask your partner for a written total for year one, and ask Bitrix24 in writing whether the features you are paying for are available in your region. The same site says the self-hosted edition is priced per user, unlike the flat cloud plans, so check that before you price a self-hosted build.

A seven-point buying checklist

  1. Count real users today and in 12 months, including part-time and leavers.
  2. List the pipelines you need (sales, leasing, off-plan, referrals).
  3. Decide whether you truly need Professional features, or only the reporting.
  4. Count monthly portal enquiries to size the connector.
  5. Get year-one totals in writing, with VAT and currency.
  6. Start monthly, switch to annual after the setup sticks.
  7. Set a renewal reminder 30 days before the date.

A quick worked example

As an illustration, take a made-up brokerage with 18 agents and about 400 portal enquiries a month. Standard on annual billing is $1,188 a year. The connector tier that covers 300 leads would not be enough, so the unlimited tier at AED 499 a month is the safe choice. The reporting upgrade to Professional would add $1,200 a year. The decision is then not "which plan," but "is the owner report worth $1,200 a year, every year, or a one-time build?" Write the three-year totals side by side before deciding.

How would I approach it?

I would start on the cheapest plan that gives you the pipelines and forms you need, billed monthly for the first quarter, and switch to annual only when the setup has stuck. I would add the portal connector tier based on a real count of enquiries, and I would price the reporting gap two ways: the plan upgrade, and a one-time custom dashboard. Then pick the cheaper over three years. For how Bitrix24 works in daily use, my Bitrix24 CRM review gives the owner-side view.

Questions people ask

Does Bitrix24 charge per agent?

Not by the headline plan price. Each plan is a flat monthly price with a ceiling on users, for example 5 on Basic and 50 on Standard. To exceed the ceiling you move to the next plan.

Which Bitrix24 plan do most brokerages need?

Standard works for many small and mid-size teams because it supports up to 50 users and includes unlimited leads and 10 pipelines. Professional is worth it only if you will use its automation and reporting.

Is monthly billing much more expensive?

On the US page it was noticeably higher: Standard was $144 monthly against $99 on annual billing. Start monthly while you test, then move to annual.

Are portal leads included in the plan price?

No. Getting Property Finder, Bayut and Dubizzle leads into Bitrix24 needs a connector. See my Bitrix24 API integration guide for the options.

Can I check the dirham price?

Bitrix24 shows prices by region, so open its pricing page for the UAE site or ask a local partner. I used the US page, in dollars, for the figures here.

Is Bitrix24 free for a small brokerage?

The free plan on the US page gives 1 to 2 users, 5 GB of storage and one pipeline. It is enough to test, not to run a team.

When should I choose a Vibe+ plan?

When you have a specific need for unlimited AI, a builder for custom apps, or REST API access that your standard plan does not give. Otherwise the standard plan costs less.
