Bitrix24 alternatives for real estate brokerages in Dubai
Short answer: The realistic alternatives to Bitrix24 (a business platform that bundles a customer and lead database with tasks, chat and documents) for a Dubai brokerage are PropSpace and Goyzer, two property CRMs built around UAE listings and portals, and general customer databases such as Zoho CRM, HubSpot and Follow Up Boss, which are strong on follow-up but need work to fit Property Finder and Bayut (the two big UAE listing portals) and RERA paperwork (the Dubai real estate regulator's forms). Before you move, price the third option: keep Bitrix24 as the database and put a simpler agent app and a weekly owner dashboard on top. Moving years of leads is the expensive part, not the new subscription.
Your brokerage runs on Bitrix24, agents ignore half of it, and you are wondering whether a different system would fix that or just cost you a painful migration.
I'm Ranjit, and I run Blur Studio: 15+ years building software, 120 apps taken live, and clients who have gone on to raise $10M+. I build AI systems and processes that help businesses do a lot more with a lot less time. I also work differently from most of what else is out there, more on that further down this page. Say hello.
Why do brokerages look for a Bitrix24 alternative?
Bitrix24 is a business platform that bundles a CRM (a customer and lead database), tasks, chat, calls and documents in one account. It is very common in Dubai because it is flexible and, on its own pricing page, charges one flat monthly price for a set number of users instead of a fee per person. On the US pricing page I checked on 2 November 2026, the Standard plan is $99 a month on annual billing for up to 50 users.
The reasons owners start looking elsewhere are usually these:
- Agents do not use it properly: Too many screens, too many fields, too many ways to do the same thing. Leads sit uncontacted, notes are missing, and you cannot trust the pipeline report.
- It is a toolbox, not a brokerage product: Nothing in it knows what an off-plan launch is, what a listing permit is, or how your agents split commission. Someone has to build all of that.
- Portal leads need extra plumbing: Getting Property Finder, Bayut and Dubizzle enquiries into the CRM usually means a third-party connector or custom work.
- Reporting needs effort: The plan that lists analytics and reporting tools is Professional, $199 a month on annual billing on the US page, so the owner view often ends up being a spreadsheet someone updates by hand.
I go through the owner-side pros and cons in my Bitrix24 CRM review for Dubai real estate. This article is about what you could switch to.

Blur Studio (best value)
A ready-built, well-tested core with a different pricing model: no per-seat fees, and it covers almost all the features you'd actually need, usually working out to the best value for money. On top of that, Blur Studio builds owned customizations, meaning you can ask for it to be modified to your exact specifications, and you own those modifications outright. - Best for: Businesses that need software that works without barriers, no unnecessary fees and options to customize it to their needs.
PropSpace
PropSpace is a real estate CRM made for UAE brokers and property managers, and says it has served them since 2012. Its brokerage module covers lead capture, matching buyers to listings, pipeline, agent performance and commission tracking, and it lists a dedicated off-plan module. It says listings go to Property Finder directly through an API connection and to more than 80 UAE portals from one screen. PropSpace publishes its price: AED 220 per user per month for the brokerage CRM, a minimum of AED 500 a month, no setup fee, and a 7-day free trial. Its own guide says paid plans carry a 12-month minimum term. I only have PropSpace's own pages for this, so ask for a demo using your real listings before you trust the portal claims. If you are weighing it against other options, read PropSpace alternatives for Dubai brokerages.
- Best for: A brokerage that wants Dubai-specific work in one place and has agents who will actually log in.
Goyzer
Goyzer is a Dubai-built CRM and property management system. Its site lists lead and deal management, a central listings inventory, contract generation, reporting, and three mobile apps: one for agents, one for tenants and landlords, and one for inspections. It says it integrates with Property Finder, Bayut, Dubizzle and WhatsApp. Pricing is not published; Goyzer says it depends on your users and units, so you must ask for a quote.
- Best for: Brokerages that also manage rental property and want one system for both.
Zoho CRM, HubSpot and Follow Up Boss
Zoho CRM and HubSpot are general sales databases with follow-up automation, email and reporting. Follow Up Boss is a lead follow-up CRM built for American real estate teams. All three are good at the follow-up discipline that Bitrix24 setups often lack, but none of them ships with Property Finder or Bayut lead capture or UAE paperwork. You would buy a connector or build one. My comparisons are in Zoho CRM alternatives, HubSpot alternatives and Follow Up Boss alternatives, and the general side of the choice is in my real estate CRM guide. For what HubSpot does and misses in Dubai, see HubSpot as a real estate CRM, and for cost by team size see CRM cost for 5, 20 or 50 agents.
- Best for: Brokerages with a strong sales process that care more about follow-up than listings.
What does it really cost to move?
The new subscription is the small number. The real costs are these:
- Moving the data: Leads, owners, listings and notes have to be exported, cleaned and mapped to the new system's fields. Notes, call history and attachments often do not come across cleanly.
- Rebuilding the pipeline: Your stages, automations and forms are rebuilt by hand.
- Reconnecting leads: Portal and Meta (Facebook and Instagram) ad leads must be pointed at the new system. For a week or two you will check both.
- Retraining agents: If the problem was habit, not software, a new system gets ignored in the same way.
Ask every vendor exactly what their importer brings across and what you must re-enter, before you commit.
Should you keep Bitrix24 and add a simpler layer?
Often the better question is why agents avoid it. If the answer is "it is too busy," the fix may be a front end, not a new database. Bitrix24 has a documented REST API (a published way for other software to read and write its data), so a small agent app can read and write the same leads and deals underneath. An agent sees only five things: new leads to call, today's follow-ups, a button to log a call, a button to send a WhatsApp template, and their own numbers. Everything is still stored in Bitrix24, so nothing is migrated. I explain what the API can and cannot do in my Bitrix24 API integration guide.
How can software and AI help you switch, or stay, without the pain?
This is where a little software saves the most hours, whichever route you pick.
- Cleaning the export before a move: Export your contacts to a spreadsheet. A script or an AI model can standardize UAE phone numbers to one format, flag duplicates where one person has two numbers, and spot obviously broken rows. A human still decides which duplicate to keep, because the model cannot know that two "Ahmed" rows are different people.
- Mapping fields: Paste the column headings of your old export and the field list of the new system into Claude, an AI assistant, and ask it to propose a mapping, listing anything with no home. You review the list.
- A dashboard on top: If you stay, a small dashboard can pull leads, deals and agent activity from Bitrix24 each morning and show the owner a one-page summary: leads by source, uncontacted leads older than a day, deals by stage. I build this kind of dashboard and agent app; you own the code.
- Limits: AI will not fix a pipeline nobody trusts. If agents do not log calls, no tool can report on them. The software only helps once the habit exists.
To try it yourself, paste 30 anonymized rows of your export into Claude and ask: "Standardize every phone number to +971 format, list rows that look like duplicates and why, and propose a column mapping to these target fields." Never paste real client details into a tool you have not approved.
Which kind of unhappy are you?
Owners arrive at this search for different reasons, and each points to a different fix. Match yours before you shop.
- "Agents do not use it." Usually a setup problem. Count how many leads in the last month have a logged call and a next-step date. If most do not, a new system will not change that. Fix the lead form and the daily routine first, or add a simpler agent screen.
- "It costs more than I expected." Add up the plan, any portal connector, and partner fees. Some comparison writers say implementation help and add-on apps can add materially to the licence cost. I could not verify a specific percentage, so ask your partner for a written total for year one.
- "Portal leads do not arrive properly." That is a connector problem, not a Bitrix24 versus other system problem. Any system needs portal access to be enabled. See Bitrix24 API integration.
- "Support is slow or unclear." Reviewers on public review sites raise this, and one vendor-written comparison says global support hours may not suit Gulf working days. Ask any vendor you consider what the support hours are in Gulf time, and how a fault is escalated.
- "We need listings, permits and rentals in one place." This is the real reason to move to a UAE-specific system such as PropSpace or Goyzer. See PropSpace and Goyzer reviews.
A two-week trial that tells you the truth
Most comparison pages tell you to run a trial but not what to test. I would test five things, using real data, before anyone signs a contract:
- Load 50 of your real leads, including messy phone numbers, and see how many import as duplicates or with blank fields.
- Build your actual stages (New, Contacted, Viewing booked, Offer, Closed, Lost) and have two agents work them for a week on their phones.
- Connect one real lead source end to end, including the portal permission step, and time how long a new enquiry takes to appear.
- Connect a work email account and check that sent and received messages attach to the right lead.
- Ask for a full export of what you entered, with notes, and open it. If you cannot read it, your data is not yours in practice.
Score each out of five with the agents, not only the manager. A tool the owner likes and the agents avoid is the same failure you have now.
If one of the alternatives you are weighing is GoHighLevel, a marketing automation platform, my Bitrix24 vs GoHighLevel comparison covers that choice.
Need something completely custom?
Everything above is a path to get it running quick and cheap. But sometimes the honest answer is that none of those quite fit, and what you actually need is something custom that you own, built uniquely for your business from the ground up, with AI thoughtfully designed into the parts of it that your processes actually benefit from. An asset that grows in value, not a generic, one-size-fits-all boilerplate that's an expense with a lock-in. This is a complete bespoke build, and it's something I do very well. Get in touch to know more.
How would I decide?
I would ask three questions in this order. First, do agents avoid the system because it is slow and cluttered, or because nobody enforces it? If it is enforcement, no switch helps. Second, is your pain in the database, or in what agents see? If it is what they see, add a layer. Third, do you also manage rental property? If yes, PropSpace or Goyzer deserve a demo. If the answer to all three is unclear, tell me your headcount and where leads come from and I will tell you which route I would test first, even if that route is staying put.
Questions people ask
Is Bitrix24 a bad CRM for a Dubai brokerage?
No. It is flexible and its pricing is flat for a set number of users. The problem is that it comes empty: you or a partner must build the brokerage setup, and a badly built one is what agents complain about.
Can I keep Bitrix24 and still get a simpler experience for agents?
Often yes. Bitrix24 has a REST API (a way for other software to use its data), so a simple agent app and an owner dashboard can sit on top of the same data. I cover the details in my Bitrix24 API integration guide.
How much does PropSpace cost compared with Bitrix24?
PropSpace publishes AED 220 per user per month with an AED 500 monthly minimum. Bitrix24 charges a flat monthly price per plan for a set number of users, for example $99 a month on annual billing for 50 users on the US Standard plan. Check both vendors' pages for current figures, since prices change.
Will I lose my lead history if I move?
You can export contacts and deals, but notes, call history and attachments often move poorly. Ask the new vendor what its importer brings across, and keep the old account read-only for a few months.
Is there a cheaper way than a full switch?
Usually, yes. Fixing the pipeline and adding a simple front end costs less than a migration and retraining. My build versus buy guide shows how I weigh that choice.
What should I ask a vendor before I switch from Bitrix24?
Ask for support hours in Gulf time, a written year-one total including setup and connectors, how portal leads arrive, what the importer brings across (notes, calls, attachments), and a full export format. Then test with your own data in a trial.
How long should a trial be?
Long enough for two agents to work real leads for a week and for one portal source to go through the full connection. Two weeks is realistic.
