Bitrix24 vs GoHighLevel for a real estate brokerage in Dubai

By Ranjit Bhinge, founder of Blur Studio · Updated · 7 min read

Short answer: Pick Bitrix24, a business platform with a lead database, tasks, calls and chat, if you want an internal system your agents live in: pipelines, tasks, calls, chat and a flat price for a set number of users. Pick GoHighLevel, a marketing automation platform that sends follow-up texts and emails, if your biggest need is marketing follow-up: texts, emails, forms and automated sequences, and you are comfortable with usage charges on top. Neither is built for Dubai brokers. Neither natively understands leads from Property Finder or Bayut (the two big UAE property listing portals), listing permits or commission splits, so both need a connector or a custom layer.

Ranjit Bhinge

You have narrowed your brokerage's choice to Bitrix24 or GoHighLevel and want to know which one fits how Dubai agents actually work.

I'm Ranjit, and I run Blur Studio: 15+ years building software, 120 apps taken live, and clients who have gone on to raise $10M+. I build AI systems and processes that help businesses do a lot more with a lot less time. I also work differently from most of what else is out there, more on that further down this page. Say hello.

What are Bitrix24 and GoHighLevel?

Bitrix24 is a business platform that bundles a CRM (a database of leads, contacts and deals), tasks, chat, calls and documents in one account. It is organized around your team working inside it every day.

GoHighLevel, now sold under the name HighLevel, is a marketing and sales automation platform. It was built for marketing agencies that run campaigns for many clients, so its plans are measured in sub-accounts, one per client business. It centers on contacts, a pipeline, forms and funnels, and automated text, email and call follow-up.

That origin explains most of the difference. Bitrix24 is the office. GoHighLevel is the follow-up machine.

How do they compare on cost?

Bitrix24GoHighLevel
Entry priceBasic, $49 a month annual or $69 monthly, 5 usersStarter, $97 a month, 3 sub-accounts
Typical brokerage planStandard, $99 a month annual or $144 monthly, 50 usersStarter, or Unlimited at $297 a month with basic API access
UsersCapped per planUnlimited users and contacts on every plan
WhatsAppIntegration listed from Basic$10 a month per sub-account add-on
Texts and emailsPer Bitrix24 and your providersUsage-based charges, rates on a separate page

All figures are from each vendor's pricing page on 2 November 2026, in US dollars; check the pages for current numbers. HighLevel's page says SMS, email and calling carry usage-based charges and does not list rates on that page, so your real bill depends on how much you send. Bitrix24's page shows a flat price per plan and no separate charge for extra users, but the plan ceiling forces an upgrade as you grow. My separate guides cover each: Bitrix24 pricing and GoHighLevel pricing.

How do they compare for a Dubai brokerage?

  • Portal leads: Neither reads Property Finder, Bayut or Dubizzle by itself. For Bitrix24, a Dubai-made add-on app called PropBridge brings enquiries from all three in (Dubizzle is a classifieds site from Bayut's group), with monthly prices listed in dirhams. For GoHighLevel I found no equivalent ready-made connector, so you would use its API (the connection point for other software) or an automation tool, and API access is something to confirm on your plan. Either way, each portal must enable API access for your account first.
  • WhatsApp: Both can connect WhatsApp. GoHighLevel charges $10 a month per sub-account, plus message fees from Meta, the company that owns WhatsApp. Bitrix24 lists it from the Basic plan. WhatsApp rules, such as approved templates for messages outside 24 hours, come from Meta, not either vendor.
  • Agent tracking: Bitrix24 is stronger. Tasks, calls, a daily list, pipelines and chat all sit together. GoHighLevel tracks contacts and opportunities but is aimed at the person running campaigns, not a floor of agents.
  • Marketing follow-up: GoHighLevel is stronger. Drip sequences for a lead who went quiet, landing pages for a project launch, a nurture campaign for old enquiries.
  • Reporting: Bitrix24 lists analytics and reporting tools from the Professional plan. GoHighLevel has its own reports. In both, the owner view of leads by source, uncontacted leads and agent follow-up is usually something you build or tune.
  • Setup effort: Both are blank canvases. Neither knows what an off-plan launch (a sale of properties still under construction) is.

Pick Bitrix24 if, pick GoHighLevel if

Pick Bitrix24 if as a rough rule, you have 10 or more agents who need one daily workspace, you want predictable flat pricing, and you care more about tracking agent work than sending campaigns.

Pick GoHighLevel if you are a small team where the owner handles most of the follow-up, you run a lot of paid ads and launches, and you want automatic text and email sequences to keep old leads warm. Budget for the usage charges.

If you are not sure either fits, see GoHighLevel alternatives and Bitrix24 alternatives for real estate brokerages.

What does a sample week look like in each?

Picture a brokerage with eight agents and a Monday launch of a new off-plan project. In Bitrix24 the owner creates a pipeline for the project, agents get tasks to call registered interest, and the manager watches who has called whom. In GoHighLevel the marketing person builds a landing page and a registration form, a text and email sequence goes to everyone who registers, and replies drop into one inbox. Both work. The first helps you manage people. The second helps you reach people. A brokerage that does both often ends up wanting the first as the system of record and a lighter version of the second beside it, which is where a connector or a custom layer comes in.

What can software and AI add where neither fits?

The gaps are the same in both, so a thin custom layer helps whichever you choose:

  • Lead routing: A small service that receives portal and ad leads, merges the same buyer found on two portals, and assigns by your rules (area, language, agent availability) before the CRM sees it.
  • First reply: AI drafts a WhatsApp reply from the listing and the enquiry. An agent approves it. AI should not quote prices or promise availability on its own.
  • Owner dashboard: One page that pulls from either system: leads by source, uncontacted leads over a day old, deals by stage, per-agent activity. I build these and you own the code.
  • Compliance reminders: A list of live listings with the permit number you recorded, flagged when a field is empty. It cannot confirm a permit is valid; that needs a check with the authority.

To test the idea, paste a week of anonymized lead notes into Claude, an AI assistant, and ask it to group them by reason for no follow-up. You see in minutes whether your problem is routing, speed, or discipline.

Who each tool was built for

This matters more than any feature list. GoHighLevel (also called HighLevel) was built with marketing agencies in mind, and its pricing and structure show it: its plans revolve around sub-accounts, which are separate workspaces for different clients. A single brokerage normally needs one. Bitrix24 was built as an internal business platform for teams that want CRM, tasks and documents in one account. A comparison article I read describes GoHighLevel as strongest in lead capture, calendars, funnels and two-way messaging, and Bitrix24 as strongest where deals are tied to tasks, documents and internal projects. Several comparison sites rank GoHighLevel above Bitrix24 and some the reverse, with scores that disagree with each other, so I would not lean on a winner declared by a blog.

The cost beyond the headline price

HighLevel's pricing page on 2 November 2026 showed Starter at $97 a month ($970 billed yearly) with 3 sub-accounts, Unlimited at $297 ($2,970 yearly) and Pro at $497 ($4,970 yearly). Users are unlimited on every plan. The page lists email, SMS, calling and AI features as usage-based without per-unit rates, WhatsApp as $10 a month per sub-account, and a 14-day trial that starts billing automatically afterwards unless you cancel. Basic API access is listed on the Unlimited plan, so a custom build may push you off the cheapest tier; confirm with HighLevel.

Illustrative comparison for a brokerage with 20 agents, using list prices only: Bitrix24 Standard on annual billing is $1,188 a year; HighLevel Starter on yearly billing is $970 plus usage for messages and calls, and Unlimited is $2,970. Neither includes the portal connector or setup. The real difference is the usage charges, so ask each vendor to estimate your monthly message volume cost.

Three questions that decide it

  1. Is your pain follow-up or process? If leads go cold because nobody replies fast, automated messaging favours HighLevel. If work is lost between teams (sales, leasing, finance), Bitrix24's tasks and workflows fit better.
  2. Who will run it? HighLevel is easiest for a marketing person comfortable building funnels. Bitrix24 suits an operations manager. Neither suits a team with nobody assigned to run it.
  3. How do portal leads arrive? If neither has a tested connector for your portals, price that build before you compare anything else.

What if you pick wrong?

Both let you export contacts, so a wrong choice is recoverable, but the setup work is not. Pipelines, forms and automations are rebuilt by hand. That is why I suggest a real trial week with live leads before paying annually. Ask each vendor what an export contains, and keep your data in simple, tidy fields so it moves easily.

Need something completely custom?

Everything above is a path to get it running quick and cheap. But sometimes the honest answer is that none of those quite fit, and what you actually need is something custom that you own, built uniquely for your business from the ground up, with AI thoughtfully designed into the parts of it that your processes actually benefit from. An asset that grows in value, not a generic, one-size-fits-all boilerplate that's an expense with a lock-in. This is a complete bespoke build, and it's something I do very well. Get in touch to know more.

How would I decide?

I would ask who the daily user is. If it is a floor of agents, Bitrix24. If it is the owner and a marketing person, GoHighLevel. Then I would test one real week of leads in a trial before paying for a year.

Questions people ask

Is GoHighLevel good for real estate in Dubai?

It is strong at follow-up automation, but I found no ready-made Property Finder or Bayut connector for it. Check how portal leads would reach it before you commit.

Which is cheaper, Bitrix24 or GoHighLevel?

On list prices, Bitrix24 Standard at $99 a month annual for 50 users is lower than HighLevel Unlimited at $297 a month, but HighLevel Starter is $97 and has unlimited users. HighLevel adds usage charges for texts and email. See my GoHighLevel pricing guide.

Can I use both together?

You can, with a connector between them, but two systems means two places for agents to look. Only do it if each has a clear job.

Does either one handle WhatsApp?

Both can connect WhatsApp. GoHighLevel lists a $10 a month per sub-account add-on, and Bitrix24 lists WhatsApp integration from its Basic plan. Meta's own message rules apply to both.

Which is easier for agents to learn?

Neither is simple out of the box. Ease depends mostly on how well the account is set up. My Bitrix24 CRM review covers how to make Bitrix24 easier.

Why is HighLevel structured around sub-accounts?

Sub-accounts let an agency manage separate clients. A single brokerage usually needs one, so the sub-account limits on cheaper plans rarely matter, but check whether you need API access, which the pricing page lists on the Unlimited plan.

Do usage charges make HighLevel more expensive than it looks?

They can. The pricing page lists email, SMS, calling and AI as usage-based and gives no per-unit rates, so ask HighLevel to estimate your monthly cost from your message volume.
