PropSpace, BeHomes and Goyzer alternatives for Dubai brokerages: when to stay, switch or build your own

By Ranjit Bhinge, founder of Blur Studio · Updated · 8 min read

Short answer: PropSpace is a CRM (customer relationship management system, the software where you keep clients and deals) built for Dubai brokers and property managers. Your real alternatives fall into three groups: other Dubai-built CRMs such as Goyzer and BeHomes, a general CRM you configure such as Bitrix24 or Zoho, or a custom layer added to the CRM you keep. Switch only for a named capability you have tried to configure and cannot get. Otherwise stay, or extend what you have without moving your data.

You are on PropSpace, BeHomes or Goyzer, or about to be, and you want to know what your real options are and what would justify leaving.

I'm Ranjit, and I run Blur Studio: 15+ years building software, 120 apps taken live, and clients who have gone on to raise $10M+. I build AI systems and processes that help businesses do a lot more with a lot less time. I also work differently from most of what else is out there, more on that further down this page. Say hello.

PropSpace in one paragraph: what it is, who owns it, what it costs

PropSpace is a real estate CRM and property management system used by UAE brokerages. Property Finder, the UAE property portal, sold it in a divestment reported as 2024, and it now operates as an independent company led by CEO Patrick Caulfield. Acquisition dates for the earlier deal conflict across sources, so I will not give one.

PropSpace publishes its price: AED 220 per user per month for the brokerage CRM, AED 11 per unit per month for property management, a AED 500 monthly minimum invoice, no setup fee, a 7-day trial and a 12-month minimum term. Prices exclude 5 percent VAT, and portal subscriptions and messaging are billed separately. A 10 percent discount applies for a year prepaid and 25 percent for two. Above 50 users or 500 units it is by quote. These are the vendor's figures, checked on 2 November 2026. An older figure of about AED 176 per user circulates on directory sites and is stale.

What portal-native CRMs do well, and what to test before blaming the tool

A portal-native CRM arrives with the Dubai parts in place: links to the property portals, Ejari (the Dubai tenancy registration) and sales paperwork support, Arabic-aware fields and an off-plan project directory. That is real value, and it explains why people stay.

The independent evidence on PropSpace is thin. Trustpilot shows 4.7 from 33 reviews, with the star breakdown showing essentially all five-star. The profile is claimed by PropSpace, which has a paid Trustpilot subscription and invites customers to review, and Trustpilot does not fact-check reviews. A Capterra listing reportedly shows 4.4 from five reviews, which I could not read directly. I found no published negative review to quote, so I will not invent complaints. Instead, here are things worth testing before you decide the tool is the problem:

  • How many of your seats are occasional users, paying the full per-user price?
  • Does the AED 500 minimum matter at your size? For a solo agent it is the whole bill. Cost at 5, 20 and 50 agents is worked through in CRM cost by brokerage size.
  • Is the 12-month term a problem if you may restructure?
  • Is a workflow you need genuinely missing, or just not configured and not taught?

Reasons owners genuinely switch, and reasons that do not hold up

Reasons that can hold up: a named missing feature you have asked for and not received, a total cost that has outgrown the value, the need for a process the tool cannot model (for example an unusual commission structure), or a wish to own your own data layer.

Reasons that usually do not: agents dislike logging in (a habit problem a new tool will inherit), a competitor's sales demo looked nicer, or a vendor-written list ranked someone else first. The two aggregator pages I read were useless for Dubai: one listed Indian real estate ERP systems (all-in-one business management software), and the other was written by a CRM vendor that ranked itself first.

Blur Studio (best value)

A ready-built, well-tested core with a different pricing model: no per-seat fees, and it covers almost all the features you'd actually need, usually working out to the best value for money. On top of that, Blur Studio builds owned customizations, meaning you can ask for it to be modified to your exact specifications, and you own those modifications outright. Learn more over a quick call with me, Ranjit.

  • Best for: Businesses that need software that works without barriers, no unnecessary fees and options to customize it to their needs.

Goyzer

Goyzer is a Dubai-built CRM and property management system for brokers, developers and property managers. Its site lists CRM, Connect and Inspect apps, an Ejari link through the Dubai Land Department (DLD, the emirate's property regulator) API, native WhatsApp (the messaging app) integration and open APIs (ways for other software to connect). Pricing is by quote based on users, units and modules. Its page does not describe data export, so ask. I could not verify who owns it.

  • Best for: Brokerages that also manage rental property and want one Dubai system for both.

BeHomes and PropCRM

BeHomes and PropCRM are other Dubai-focused real estate CRMs. I could not read BeHomes' pages (the site returned nothing) and the review sites blocked my fetch, so I have no verified price or feature list for either. A PropCRM listing on a directory shows 25 and 55 per user per month with no currency, so do not budget from it. BeHomes' export terms are not public. Ask both vendors for a live demo, a written quote and written export terms. Ownership and data-ownership terms for BeHomes and Goyzer are not stated on the pages I read.

  • Best for: A brokerage that wants a second Dubai-built option in its demo shortlist.

Bitrix24, Zoho, HubSpot and Salesforce

Bitrix24 is a business CRM and task platform priced flat per organisation. Zoho CRM and HubSpot are general sales CRMs priced per user. Salesforce is a large enterprise CRM. None ships with lead capture from Property Finder, Bayut or Dubizzle (UAE property portals), so someone must add a connector. In return you get flexibility, and at 30 or more agents Bitrix24's flat pricing can undercut per-user prices on licence cost alone. The real cost is the bridge and the setup. My comparisons: Bitrix24 alternatives, Bitrix24 vs Zoho vs HubSpot, Zoho for real estate, HubSpot for real estate and Salesforce for brokers.

  • Best for: Brokerages with an unusual process and someone who will maintain the system.

Stay, switch or extend: a decision rule

  • Stay if replies are fast, handovers work and the monthly cost is lower than the hours it saves.
  • Switch only for a named missing capability that you have tried to configure and cannot get.
  • Extend if the gap is a layer, not a database: a shared WhatsApp inbox, a commission engine, an owner dashboard or an AI first reply, added through the CRM's API so you move no data.

Total cost lens: at AED 220 per user a 20-agent office pays AED 4,400 a month before VAT. Compare that with general CRM seats plus a one-off setup plus a portal connector, not with the headline seat price.

How to leave without losing data: export, portal feeds and cutover

PropSpace says records export to Excel at any time after go-live, that portals accept one feed at a time, and that deep history may not transfer between systems. Agent username, email, mobile number and broker card number must match portal accounts or publishing fails. Plan a cutover on a quiet day. Read my plan in how to switch CRMs without losing leads. PropSpace's own import timeline is about two weeks, but the parts add up to nearer three, and that is a vendor figure for a clean export.

How software and AI fit: what you can add without changing CRM

Many of the things owners want from a new CRM are layers:

  • Shared WhatsApp inbox with assignment. See WhatsApp CRM for Dubai brokerages.
  • Commission engine. Reads closed deals and builds each agent's statement. A person approves payouts.
  • Owner dashboard. Reply time, untouched leads and pipeline by source, drawn from the CRM's data.
  • AI first reply and note summaries. AI drafts, an agent approves, and price or compliance advice stays human.

I build layers like these on top of an existing CRM, and I say honestly when the better answer is to leave the system alone. Whether the CRM exposes enough of its data through an API is the question to ask first.

Try it yourself with Claude

Paste the vendor's pricing page text and your agent count into Claude, an AI assistant, and ask: "Calculate my first-year cost at 8, 15 and 25 agents including 5 percent VAT and the minimum monthly invoice, and list what is billed separately." Check the answer against the vendor's invoice terms.

Questions to put to any vendor in writing

  1. What is the full price per user, minimum invoice, term and VAT treatment?
  2. What is exported on request: leads, notes, activities, documents, chat logs? In what format and at what cost?
  3. Who owns the data, and how long is it available after cancellation?
  4. Is API access included, and does it continue after I cancel?
  5. How are portal feeds connected and replaced at cutover?
  6. What happens to chat history in the system if I leave?

Need something completely custom?

Everything above is a path to get it running quick and cheap. But sometimes the honest answer is that none of those quite fit, and what you actually need is something custom that you own, built uniquely for your business from the ground up, with AI thoughtfully designed into the parts of it that your processes actually benefit from. An asset that grows in value, not a generic, one-size-fits-all boilerplate that's an expense with a lock-in. This is a complete bespoke build, and it's something I do very well. How would I decide?

I would ask three questions in order. First, what exactly is wrong: cost, a missing capability, or agent habits? Habits follow you to any new tool. Second, can the gap be closed with a layer rather than a move? Third, have I seen the exit terms in writing? If the answers are unclear, tell me your headcount and how your leads arrive, and I will tell you what I would test first, even if that is staying put. Questions people ask

What are the main alternatives to PropSpace for a Dubai brokerage?

Other Dubai-built CRMs (Goyzer, BeHomes, PropCRM), general CRMs you configure (Bitrix24, Zoho, HubSpot, Salesforce) or a custom layer on the CRM you keep. See my buying checklist.

Is PropSpace still owned by Property Finder?

No. Property Finder divested it, reported as 2024, and PropSpace now operates as an independent company, according to the press release. Acquisition dates for the earlier deal conflict across sources.

How much does PropSpace cost per agent?

AED 220 per user per month before 5 percent VAT, with a AED 500 monthly minimum and a 12-month term, per the vendor's page checked on 2 November 2026. Portals and messaging are billed separately. Ask for a current quote.

Is there a PropSpace vs BeHomes difference that matters?

I could not verify BeHomes' price or features because its pages and the review sites would not load for me, so I will not guess. Ask both for a demo with your own listings and for written export terms.

Can I use Bitrix24 or Zoho instead of PropSpace?

Yes, but you must add the portal lead link yourself or buy a connector. See Bitrix24 vs Zoho vs HubSpot.

Can I keep my CRM and add WhatsApp or AI on top?

Often yes, through the CRM's API, if it exposes the data you need. This is usually cheaper than moving. See AI integration services.

What should I ask about data export before I sign?

Ask for the export format, what is included (notes, documents, chats), any fee, who owns the data and how long it stays available after you cancel. Get the answers in writing. See how to switch CRMs without losing leads.
