Self storage management software: what it must do and which one to pick
Short answer: Self storage software rents units online, bills tenants, chases late payments and runs gate access from one system. As of October 2026, QuikStor charges $1 a unit a month with a cap of $295 a facility, and Storeganise starts from $90 a month. Storable and Yardi Breeze give prices only through sales. Most operators should buy a product, and a custom build only makes sense for unusual portfolios or deep links to your own systems.
You want self storage software that gets billing, gate access and your state's lien law right.
I'm Ranjit, and I run Blur Studio: 15+ years building software, 120 apps taken live, and clients who have gone on to raise $10M+. I build AI systems and processes that help businesses do a lot more with a lot less time. I also work differently from most of what else is out there, more on that further down this page. Say hello.
What should self storage software do?
The software has to handle every step of a tenant's stay, from the first search on your website to the day they move out.
- Online rentals: A customer picks a unit size, sees the price, signs the lease and pays without a phone call.
- Unit map and inventory: You see which units are empty, reserved, rented or late, on a site map or a list.
- Billing: The system charges cards or bank accounts each month and sends receipts.
- Late payments: It adds late fees on your schedule, sends reminders and moves accounts through your collection steps.
- Lien and auction steps: It sends the legal notices your state requires and tracks each deadline before a sale.
- Gate access: It links to your keypad or app access system, so a late tenant's code stops working and a paid tenant's code starts again.
- Rate changes: It helps you set prices for new renters and plan rent increases for current tenants.
- Reports: You see occupancy, revenue, late accounts and move-ins for each site.
Tenant insurance and a website that shows live unit prices are also common. Some vendors sell these as extra products.
What are the leading self storage products and what do they cost?
Each detail below comes from the vendor's own page as of October 2026. Prices change, so check before you buy.
Storable Edge and Sitelink
Storable sells two management systems. Storable Edge is cloud software with automated tasks, tenant texts and email, and a free reporting tool called Management Insights. It also includes Mobile Walkthrough, which lets staff inspect units on a phone with notes and photos. Sitelink is Storable's other system. It offers custom workflows, a browser version called myHub and a desktop version for Windows.
Neither page lists a price. Both say they are billed monthly with only a monthly commitment, and you can cancel at any time. Storable Edge includes support in the monthly fee. Storable Edge links to other Storable products, such as Marketplace, Websites, Access, Insurance, Collections and CRM.
Yardi Breeze
Yardi Breeze lists one plan for self storage, called Breeze Premier. The pricing page asks you to fill in a form for a price. It says self storage customers pay no onboarding, training or support fees.
QuikStor
QuikStor publishes its price. It charges $1 a unit a month, billed monthly, with a cap of $295 a facility. Above 295 units, the price stays at $295. That price includes the whole platform: online rentals, lease signing, billing, late payment steps, gate access links and reports. A hosted website costs $25 a facility a month. QuikStor charges a $999 setup fee for setup and data moves. Contracts run month to month, and you can cancel with 30 days' notice.
Storeganise
Storeganise shows one price of $90 a month. The page has a toggle for yearly and monthly billing, plus inputs for your number of sites and units, so your price may change with size. Every plan includes a manager portal, a customer portal and an open API, which lets a developer connect other tools. The feature list includes an AI Booking Assistant, unlimited users and e-signatures. Setup is free, and the page offers a free trial. Data moves, add-ons and a marketing website can cost extra.
| Product | Price shown (Oct 2026) | Billing | Notes |

| Storeganise | From $90 a month | Monthly or yearly toggle | Open API, AI Booking Assistant |
What should you check before you buy?
A demo shows the software when everything goes right. Your real problems show up in late accounts, gate codes and moving your old data. Test these points first.
- Your lien steps: Lien laws differ by state, and the software must follow yours. In Texas, for example, a tenant has until the 14th day after a notice of claim is delivered to pay. If they do not pay, the owner must publish or post a sale notice. A published notice means no sale before the 15th day after it first runs. A posted notice allows a sale after the 10th day. Ask each vendor to show you your state's notice steps in the software. Have your lawyer check the notice text.
- Gate access link: Confirm the software works with the access system you already own. A failed link means a manager opening codes by hand.
- Online rental flow: Rent a unit on your phone as a customer would. Count the screens. Every extra step loses renters.
- Data move: Ask who moves your tenants, balances and lease history, and what it costs. QuikStor lists a $999 fee for this work.
- Cost at your size: Work out the monthly bill for every site you run today and for the sites you plan to add.
- Contract length: Storable and QuikStor say their plans are month to month. Ask any vendor that does not publish terms for the contract length in writing.
- Your data if you leave: Ask how you export tenants, payments and documents.
Which AI features help self storage operators?
Most storage sites run with few staff, so AI helps most when it does a manager's routine work after hours or between tasks.
AI that answers rental questions and books units
Many renters call or chat in the evening. An AI assistant can answer size and price questions, check what is free and walk the person through the online rental. Storeganise lists an AI Booking Assistant in its features. For phone calls, an AI receptionist can do the same job if it can read your live unit list.
Smarter late payment follow-ups
AI can sort late accounts by risk and draft a friendly reminder for each tenant. A tenant who is late for the first time gets a gentle text. A tenant near a lien date gets a clear message about what happens next. Staff check the wording before it goes out, since lien messages have legal weight.
Rent increase planning
AI can look at each tenant's rate, how long they have stayed and what new renters pay for the same size. It can then suggest which tenants could take a raise and by how much. A manager makes the final call. This turns a slow spreadsheet task into a short review.
When does custom self storage software make sense?
Most operators should buy one of the products above. They handle billing, access and lien steps for many facilities already. If you run one to ten standard sites, start with demos of two or three products and pick the one your managers find easiest.
A custom build begins to make sense in a few cases.
- Mixed portfolios: You run storage alongside parking, boat and RV spaces, wine storage or business units, and no product handles all of them well.
- Many tools that do not connect: Your rentals, access, accounting and marketing sit in separate systems, and staff copy data between them.
- Your own customer experience: You want a branded app or portal with features that the vendors do not offer.
- Large portfolios: Per-unit fees across many sites add up to a large yearly bill.
- Data you control: You want your full tenant and pricing history in your own database for your own reports.
Many operators do well with a mix. They keep the management software and add custom pieces around it. Examples are an AI agent that answers rental calls or a dashboard that pulls data from every site. Storeganise includes an open API, which makes that kind of link easier. My guide to AI integration services explains how these links work, and my build vs buy guide helps you compare costs.
What mistakes do operators make?
These mistakes cost operators real money, usually discovered only once a tenant disputes a lien sale or a gate fails.
- Not actually testing the lien-law steps for your state. A demo rarely walks through the full notice, posting and sale timeline. Lien law varies by state and getting a step wrong can void a sale or expose you to a claim. Ask to see your specific state's steps configured, not a generic example.
- Skipping a real gate-access test. A tenant who pays online should lose access automatically when they fall behind, and regain it the moment they pay. Test this with a real card and a real gate before you rely on it, not just in the software's settings screen.
- Letting an AI assistant quote from a stale unit list. If the AI booking assistant is not actually synced live to your unit map, it will happily quote and "book" a unit that was rented an hour ago. Confirm the sync is real-time, not a nightly batch update.
How would Blur Studio approach a self storage build?
I would start with how a tenant finds you, rents, pays and leaves. I would look at where managers spend time on the phone, where late accounts slip and where staff retype data. If one of the products above fixes those gaps, I would tell you to buy it. If a product cannot, I build only the missing parts. That could be an AI agent for rental calls, a lien tracker tied to your state's steps or a dashboard across all your sites. Your company owns the code and every account, and I support it after launch.
Questions people ask
What is the best self storage management software?
Storable Edge, Sitelink, Yardi Breeze, QuikStor and Storeganise are common choices. QuikStor and Storeganise publish prices, while Storable and Yardi give prices through sales. Test the online rental flow and your lien steps before you choose.
How much does self storage software cost?
As of October 2026, QuikStor charges $1 a unit a month with a cap of $295 a facility, plus a $999 setup fee. Storeganise starts from $90 a month. Storable and Yardi Breeze ask you to request a price.
Does self storage software handle lien sales?
Most products track late accounts and send notices, but lien rules differ by state. Ask the vendor to show your state's notice steps in the software, and have a lawyer review the notice text.
Can AI rent storage units?
An AI assistant can answer size and price questions and guide a renter through the online lease. Storeganise lists an AI Booking Assistant, and a phone AI receptionist can do the same if it reads your live unit list.
When should a storage operator build custom software?
Build when you run a mixed portfolio, when many tools need to be joined, or when per-unit fees grow large across many sites. For standard facilities, buying a storage product is cheaper and faster.
Will AI get my state's lien law wrong?
Only if nobody checks it. AI can help track deadlines and draft notices, but the legal steps themselves need to be configured correctly for your specific state and reviewed by someone who understands your local requirements, not left to a default template.
Roughly what does this cost?
As a broad reference, fixes and finishes start at around $1,500, and new builds start higher, always a fixed price agreed in writing before I start, never an hourly rate. My AI app cost guide explains what actually drives a quote up or down.
Is my project too small for this?
No. Most of the owners I work with have no tech team at all, that is the whole point. If the smarter move is a cheap software subscription instead of custom software, I will tell you that on the first call, even though it means I do not get paid.
