What AI automation costs a Dubai brokerage, and how many leads you need to break even

By Ranjit Bhinge, founder of Blur Studio · Updated · 7 min read

Short answer: Quotes for what sounds like the same "AI chatbot" in Dubai range from a few thousand dirhams to well over AED 100,000, and the gap is mostly integration and testing, not the AI. Every project has five cost lines: setup, platform, WhatsApp message fees paid to Meta (the company behind WhatsApp), AI usage and upkeep. Meta's fees are small and public. The big variable is how deeply the system connects to your CRM, the database of your leads and deals. Work out your break-even from your own numbers using the worksheet below, then start with a paid pilot of 30 to 60 days.

Ranjit Bhinge

You have two or three quotes for WhatsApp AI, a voice agent or CRM automation that look nothing alike, and you want to know what to budget and how many extra viewings you need to pay for it.

I'm Ranjit, and I run Blur Studio: 15+ years building software, 120 apps taken live, and clients who have gone on to raise $10M+. I build AI systems and processes that help businesses do a lot more with a lot less time. I also work differently from most of what else is out there, more on that further down this page. Say hello.

Why can one "AI chatbot" quote be AED 5,000 and another AED 120,000?

Because they are not the same product. One quote is a website chat widget that answers common questions and captures a name. Another reads your listings, qualifies buyers on WhatsApp in two languages, books viewings into agents' calendars and writes everything into your CRM. The AI model costs a small part of either. The rest is connecting systems, writing and testing the conversation, and keeping it right as listings change.

Published figures show how wide the spread is. These are vendor quotes, not market prices, and I have not verified any of them: one Dubai vendor says roughly USD 11,000 to 33,000 setup over 4 to 8 weeks plus USD 400 to 1,600 a month; another lists AI chatbots from AED 4,900 to 59,000 excluding VAT; another lists website chatbots from AED 3,000 to AED 25,000 and above, depending on scope. A rented platform advertised from AED 149 a month is a seat on someone's tool, which usually does not include CRM write-back or Arabic testing. Use these only to see the spread, then ask for your own quote.

The five cost lines

  1. Setup (once): scoping, writing the conversation and boundary rules, connecting WhatsApp, the CRM and listings, and testing.
  2. Platform (monthly): the software that runs the bot, or a retainer if someone runs it for you.
  3. WhatsApp message fees (per message): paid to Meta.
  4. AI usage (per use): what the AI model provider charges, often billed through your vendor.
  5. Upkeep (monthly): fixing wrong answers, updating the facts sheet, keeping the listing sync alive, reviewing Arabic output, and adding new languages or channels.

Add VAT. The standard UAE VAT rate is 5 percent, according to the Federal Tax Authority (the UAE federal tax regulator), so check whether each quote includes it. Treatment of cross-border digital services is a point to ask your accountant.

Three scope levels and what each includes

LevelWhat it doesCost lines that appear
A. Answers and captureAnswers common questions, captures a name and number, no CRM write-backSmall setup, platform, low upkeep
B. Qualify and bookQualification chat, CRM write-back, viewing booking, human handoverIntegration and testing become the biggest line
C. Full lead deskAdds listing-feed matching, a voice agent, several portals and routing rulesAll five lines, plus telephony and per-minute voice charges

Ask every vendor which level they are quoting. Most of the spread between quotes is the move from A to B.

WhatsApp message fees: what Meta charges and what is free

Meta charges per delivered template message (a pre-approved message a business may send outside the 24-hour window), by category and by the recipient's country. On Meta's rate card effective 1 October 2026, a UAE marketing message costs AED 0.2115, and a utility or authentication message AED 0.0576. Meta changes rates on the first day of a quarter and has raised UAE marketing rates in October 2025 and October 2026, so check the current card before you budget. These are Meta's fees only, with no partner markup, so if a vendor adds a markup, ask for it in writing.

Much of a portal-reply bot's traffic is cheap or free:

  • Messages inside a 24-hour customer service window, which restarts every time the customer writes, need no template.
  • Replies to Click to WhatsApp ads (adverts on Facebook or Instagram that open a WhatsApp chat) open a free entry point window of up to 7 days.
  • Meta charges for service messages only beyond 1,000 free per phone number per month, a rule that applies from 1 October 2026.

As an illustration with made-up volumes: 300 marketing templates (300 times AED 0.2115 is about AED 63) plus 300 utility templates (300 times AED 0.0576 is about AED 17) comes to roughly AED 81 a month in Meta fees. Even if your volume is ten times higher, Meta's fee is rarely the large line. Template marketing is where the bill grows, so cap it.

CRM and portal integration: the line that moves the total

Connecting the bot to your CRM (writing fields, assigning agents, reading listings and booking calendars) is the biggest variable. A read-only bot that only answers from a document costs far less than one that creates leads, assigns owners and books viewings. Questions to ask: does the bot read and write the CRM, which fields, how often does it sync listings, and what happens when the CRM changes. If your CRM is Bitrix24 (a CRM sold by the company of the same name), the connection point is its API, the set of doors that lets other software read and write its data; see Bitrix24 API integration.

Voice agents and Arabic: the add-ons that raise cost

Voice agents (software that answers phone calls using AI) are usually priced per minute plus telephony, meaning the phone line and call charges. The only vendor price I read directly was an Indian vendor's page, in rupees (a pay-as-you-go rate of Rs 6 a minute plus telephony, with monthly plans at lower per-minute rates and 18 percent tax on top, read on 2 November 2026). It is a vendor figure for a different market, so use it only to see how the model works: minutes times price, plus telephony, plus integration. Get UAE quotes in dirhams. For the use case, see the AI voice agent guide.

Arabic raises cost because it needs real testing and ongoing human review. That is work, not model cost. See the Arabic chatbot guide for the test I use.

A cash break-even worksheet with your own numbers

Many vendor payback claims count agent hours saved. Those hours only become cash if you reduce headcount or redeploy people to work that earns. Use cash instead:

  1. Monthly cost = platform + Meta fees + AI usage + upkeep + (setup divided by 12).
  2. Net commission per deal = gross commission less the agent's share. (Commission and splits are not regulated and vary by brokerage; use your own numbers.)
  3. Value of one extra viewing = your viewing-to-deal rate times net commission per deal.
  4. Extra viewings needed per month = monthly cost divided by the value of one extra viewing.

Now a worked example with made-up inputs, to show the method only. Assume a sale of AED 1.7 million at a 2 percent commission, which is AED 34,000 gross. Assume a 50 percent agent split, so AED 17,000 net to the brokerage. Assume 2 in 100 viewings turn into a deal, so one extra viewing is worth AED 340. Assume a monthly cost of AED 6,000 and a setup of AED 40,000 (AED 3,333 a month over 12 months), so AED 9,333 a month in all. Break-even is about 27 extra viewings a month. If you only count the running cost and ignore setup, it is about 18. If your pilot cannot plausibly add that many viewings, do not buy level C. Insert your own figures; mine are not benchmarks.

Also price the downside. If the bot answers one-third of leads well, your cost per useful answer is three times higher than the sticker price suggests. Measure answered, qualified and accepted leads separately.

How software and AI help you control the cost

  • Counting your real volume: export a month of portal enquiries and call logs and count enquiries per hour band. Software or a spreadsheet does this; no AI needed. If after-hours missed leads are only a handful a week, a simple auto-reply may be enough.
  • Checking a quote: paste a vendor quote into Claude, an AI assistant, and ask, "List every cost line, mark which are one-off and which monthly, and list what this quote does not mention, such as VAT, Arabic testing, extra languages, exit and data ownership." A person then asks the vendor about each gap.
  • Tracking the pilot: a small dashboard that shows first-response time, leads qualified, leads accepted by agents and viewings booked. I build dashboards like this on top of a brokerage's CRM data, and its limit is that it only reports what is recorded. See KPI dashboards for the general method.

How to run a 30 to 60 day paid pilot

Agree a fixed fee, one portal, one team and written success measures: first-response time, share of bot-passed leads that agents accept, and viewings booked. Add a stop rule: if agent acceptance is below your threshold at day 30, stop or fix before paying for more. See the working method in the WhatsApp AI agent guide.

Questions to ask before signing

  • Who owns the Meta account and the WhatsApp number?
  • What happens to my data, prompts and conversation history if I leave?
  • Is AI model usage included or billed to my own key?
  • What is excluded: extra languages, extra channels, a second portal, voice?
  • What does it cost at ten times the volume?
  • Is VAT included, and is the price in dirhams?

Rent a platform or build custom?

A rented platform is quick and cheap to start and you pay every month; a custom build costs more at the start and you own it. Neither is always cheaper. For general guidance on the AI build price, see AI app development cost, and for a smaller business, what an AI receptionist costs. Note that these are general guides, not Dubai prices.

How would I approach it?

I would count my own enquiries first, set break-even using cash and my own deal numbers, and ask each vendor to quote level B in writing with a fixed-fee pilot. I would ignore payback claims I cannot reproduce from my own inputs. And I would pay for integration and testing willingly, since they are what separates a bot that works from one that embarrasses the brokerage.

Questions people ask

How much does a WhatsApp chatbot cost in the UAE?

Published vendor ranges vary from a few thousand dirhams to over AED 100,000, depending on scope. The difference is mostly CRM integration and testing. Ask for a written quote at scope level B, and treat any range as a vendor figure.

Is the WhatsApp Business API free?

No. Meta charges per delivered template message by category and country, and charges for service messages beyond 1,000 free per number per month. Messages inside the 24-hour window and replies to Click to WhatsApp ads are mostly free. See the WhatsApp Business API guide.

What exactly does Meta charge for?

Each delivered template message, priced by category (marketing, utility or authentication) and the recipient's country. Check Meta's current rate card, because rates change at the start of a quarter.

Is VAT added?

Usually, at the 5 percent standard UAE rate, unless the quote says it is included. Ask for the total with VAT and confirm the treatment with your accountant.

How many extra viewings do I need to break even?

Divide your monthly cost by the cash value of one extra viewing: your viewing-to-deal rate times net commission per deal. The worksheet above shows a made-up example. Use your own numbers.

Is it cheaper to rent a platform or build custom?

Renting costs less on day one and more over time, and cheap seats rarely include CRM write-back or Arabic testing. Custom costs more upfront and you own it. Compare three-year totals, not first-month prices.

What does a voice agent cost?

Usually per minute plus telephony plus integration. I could not find a UAE vendor price page to quote, so ask for dirham quotes and read the voice agent guide.

What happens to my data if I leave?

Ask before signing. You want your conversations, the prompts and the facts sheet exported in a usable form, and the WhatsApp number to stay in your own Meta account.
